If you're buying a short-term rental near Orlando or Walt Disney World, one question comes up in almost every conversation: can the property's Airbnb income actually be used to qualify for the loan? The short answer is yes, on many DSCR loan programs — but the details matter more than most buyers expect.
How DSCR loans normally calculate qualifying rental income
A standard DSCR (Debt-Service Coverage Ratio) loan compares a property's rental income to its monthly debt payment (principal, interest, taxes, insurance, and HOA dues where applicable). Traditionally, many DSCR programs default to a long-term rent estimate from an appraiser — often called a "1007" rent schedule — which reflects what the property would rent for on a standard 12-month lease.
That number can significantly understate what a well-located, well-managed short-term rental actually earns, especially in Central Florida's Disney-area vacation-rental communities where nightly and weekly rates can produce far more revenue than a long-term lease would.
Where AirDNA and projected STR income come in
Some DSCR lenders address this by allowing a property to be qualified using projected short-term rental income instead — often sourced from AirDNA or a similar market-data provider, sometimes combined with comparable listings for the specific property type and location. This can make a meaningful difference for a property with strong projected Airbnb or VRBO revenue but a comparatively modest long-term market rent.
Not every DSCR program is built this way. Some lenders will only underwrite off long-term market rent regardless of how the borrower intends to use the property; others specialize in short-term rental income and will use projected or trailing 12-month STR revenue instead. This is exactly why it matters to work with a broker who can shop multiple DSCR outlets rather than go to a single lender and assume the terms are the same everywhere.
What this means for a Disney-area purchase
For investors buying in Kissimmee, ChampionsGate, Davenport, Reunion, Windsor Hills, Windsor at Westside, Storey Lake, or Solara — communities built around the short-term rental market — the choice of DSCR program can be the difference between a deal that qualifies comfortably and one that doesn't pencil out on paper, even though the property performs well in practice.
How to approach it
Before you go under contract, it's worth having a conversation about how a lender will actually qualify the specific property: whether it will use long-term market rent, projected STR income, trailing revenue from the current owner, or some combination. Bring whatever performance data you have — current Airbnb/VRBO listings, an AirDNA report, or the seller's rental history — and a broker who works across multiple DSCR programs can tell you which approach will get you the strongest number.
