Once a Florida investment property has built equity — through appreciation, paying down the loan, or both — a DSCR cash-out refinance is one of the most common ways investors tap that equity without selling.
A DSCR cash-out refinance replaces your existing loan with a new, larger one sized against the property's current value and its rental income, and you receive the difference (minus closing costs and any payoff) in cash at closing. Qualification still runs on the property's DSCR — not your personal income — the same way a purchase would.
Investors typically use cash-out proceeds to fund the down payment on their next rental purchase, pay for renovations that increase rental income, consolidate higher-interest debt, or simply free up capital for other investments.
Because the loan is sized partly around the property's rental income relative to the new (larger) payment, a property with strong rental income relative to its value can typically support a larger cash-out amount than one with a tighter DSCR.
Many DSCR programs have a minimum ownership seasoning period before you can cash-out refinance, and some use the lower of appraised value or purchase price within that early window. If you renovated the property to increase its value or rental income, that seasoning period is worth planning around.
If the property already has short-term rental history, actual income (not just a projection) can often be used, which can result in a stronger DSCR and a larger available loan amount than at the time of purchase.
