How Much Down Do You Need for a DSCR Loan in Florida?

Down payment on a DSCR loan isn't a single fixed number — here's what actually drives it.

Unlike a owner-occupied FHA or VA loan with a fixed minimum down payment, DSCR down payments are more of a sliding scale, shaped by a handful of factors specific to the property and the deal.

DSCR ratio drives down payment

A property with a strong DSCR (rent comfortably covering the payment) typically qualifies for a lower down payment than a property with a weak or sub-1.0 ratio. If the numbers are tight, putting more down is often the lever that makes a marginal deal work.

Credit score

Stronger credit generally unlocks lower down payment options and better pricing, similar to conventional financing, though the exact thresholds vary by program.

Property type

Single-family homes and townhomes are often the easiest to finance with the lowest down payment options. Condos, condotels, and non-warrantable properties frequently carry higher down payment requirements to offset the added underwriting risk.

Short-term rental vs. long-term rental

Because short-term rental income can be more variable than a signed 12-month lease, some (not all) DSCR programs adjust down payment or pricing slightly for STR-financed properties, especially in seasonal or resort-heavy submarkets like Orlando's Disney-area communities.

First-time investor status

Some programs have slightly different requirements for borrowers who don't already own a rental property, which can affect down payment or reserve requirements — see our separate guide on DSCR loans for first-time investors.

How we help you figure out your number

Rather than quoting a single generic percentage, we run your specific property's projected DSCR and your credit profile to tell you the actual range of down payment options — including whether a slightly larger down payment meaningfully improves your rate or terms.
