The area surrounding Walt Disney World supports one of the largest concentrations of dedicated short-term rental homes in the country. If you're considering buying an Airbnb here, a few financing basics are worth understanding before you start touring properties.
Most Disney-area Airbnb purchases are financed with DSCR loans, which qualify the loan based on the property's projected or actual short-term rental income rather than your personal income or tax returns.
Not every neighborhood near Disney permits short-term rental use — this is governed by each specific HOA (and in some cases county zoning), not a blanket rule for "near Disney." Purpose-built vacation home resorts (Kissimmee's Storey Lake and Solara, Davenport's Solterra and Windsor Island, ChampionsGate's Retreat, Reunion Resort, and Windsor Hills, among others) were specifically developed and approved for short-term rental use, which is why most serious Disney-area STR investors focus on these communities rather than general residential subdivisions.
Amenity-rich resort communities often carry higher HOA dues than a typical subdivision, and those dues are included in your DSCR payment calculation — so a home with a high monthly HOA fee needs correspondingly strong rental income to qualify comfortably.
Orlando's tourism (and short-term rental demand) has seasonal patterns tied to school calendars and holidays. A quality projected-income report accounts for this, and it's worth budgeting personally for slower months rather than assuming every month performs like peak season.
We'd suggest starting with our community-specific guides — for Kissimmee, Davenport, ChampionsGate, Reunion Resort, and Windsor Hills — to see how financing considerations differ by community.
