Can First-Time Investors Get a DSCR Loan?

You don't need a portfolio to start one — here's what first-time investors should know about DSCR qualification.

A frequent question from Orlando buyers looking at their first investment property: do I need previous landlord experience to get a DSCR loan? The short answer is no, though it's worth understanding how programs handle first-time investors.

Most DSCR programs welcome first-time investors

DSCR loans qualify primarily on the property, not your personal income or your track record as a landlord. Most programs are open to first-time investors, though some may apply small adjustments — such as slightly different down payment or reserve requirements — for borrowers without prior rental property ownership.

What actually gets evaluated

Rather than your landlord history, lenders focus on your credit profile, the property's projected or actual rental income, your down payment, and your reserves (liquid funds held after closing). A strong property and solid financial profile can offset a lack of prior investment experience.

What first-time investors should prepare for

Beyond the loan itself, first-time investors should budget time and money for property management (self-managed or a local company), understand the specific HOA/STR rules if buying in a resort community, and build in a realistic vacancy and expense cushion rather than assuming best-case occupancy from day one.

Starting with the right property

For first-time Orlando investors specifically, many gravitate toward purpose-built short-term rental resort communities (Storey Lake, Solterra, ChampionsGate's Retreat, Windsor Hills, and similar) because the HOA already permits short-term rental use and the property type is well understood by DSCR lenders and property managers alike.

A realistic first step

Before shopping for a property, it's worth getting a sense of what you'd likely qualify for and at what down payment level, so you can shop with real numbers instead of guesses.
