How DSCR Is Calculated on an Orlando Airbnb

The math behind DSCR qualification, using an Orlando short-term rental as the example.

DSCR math is simpler than it sounds. Understanding it helps you evaluate a potential Orlando Airbnb purchase before you even talk to a lender.

The formula

DSCR = Monthly Rental Income ÷ Monthly PITIA. PITIA stands for Principal, Interest, Taxes, Insurance, and Association dues (HOA), if applicable. A DSCR of 1.0 means the rental income exactly covers the payment; above 1.0 means the property cash flows beyond the mortgage payment; below 1.0 means it doesn't fully cover the payment on paper (which some programs still allow with adjustments).

Where the "income" number comes from for a short-term rental

For an Airbnb or VRBO property, lenders typically use either a third-party projected income report (an AirDNA-style report estimating monthly short-term rental revenue for that specific property/market) or actual rental income if the property already has a rental history and tax filings to support it.

Where the "PITIA" number comes from

This includes the estimated principal and interest at your rate, estimated property taxes, homeowners/landlord insurance, and — critically for many Orlando resort communities — the HOA dues, which can be significant in amenity-heavy vacation home communities.

A simplified example

If a Kissimmee vacation home is projected to generate $3,200/month in short-term rental income, and the total PITIA (including HOA) comes to $2,900/month, the DSCR would be roughly 1.10 — a ratio most DSCR programs would view favorably.

Why HOA dues matter more in Orlando

Many Disney-area resort communities carry higher-than-typical HOA dues because they fund resort-style amenities (pools, clubhouses, water features). Because DSCR includes HOA in the payment calculation, a high-HOA community can pull the ratio down even when gross rental income looks strong — something worth checking before you fall in love with a specific home.
