Interest-Only DSCR Loans Explained

Lower monthly payments, no equity paydown — here's how interest-only DSCR financing actually works.

Interest-only options are one of the more popular structures available on DSCR loans, particularly for cash-flow-focused short-term rental investors.

How it works

During the interest-only period (commonly the first several years of the loan), your monthly payment covers only the interest charge — none of it reduces the loan's principal balance. After that period ends, the loan typically converts to a fully amortizing payment (principal and interest) for the remaining term, which increases the monthly payment at that point.

Why investors choose interest-only

A lower monthly payment during the interest-only period improves cash flow and can improve your DSCR ratio, since the payment used in that calculation is smaller. This can help a marginal deal qualify, or simply maximize monthly cash flow on a strong-performing short-term rental.

The tradeoff

Because none of the payment goes toward principal during the interest-only period, you build equity only through appreciation and any extra principal payments you choose to make voluntarily — not through the loan itself.

Who this tends to fit

Interest-only DSCR loans are popular with investors prioritizing monthly cash flow over faster equity buildup, those planning to refinance or sell before the interest-only period ends, and portfolio investors who'd rather deploy the payment savings into acquiring additional properties.

Is it right for your deal?

It depends on your investment horizon, your cash flow goals for the specific property, and whether the property's projected appreciation and rental income make it a better long-term hold or a shorter-term play. We can run both an interest-only and fully amortizing scenario side by side for your specific deal.
