Kissimmee vs. Davenport vs. ChampionsGate vs. Reunion: Comparing Disney-Area STR Investments

Four of Orlando's top Disney-area vacation rental markets, compared for investors trying to pick the right one.

Investors researching a Disney-area short-term rental often ask some version of the same question: which submarket should I actually buy in? Each has a genuinely different character, and the right answer depends on your budget, target renter, and investment goals.

Kissimmee: variety and volume

Kissimmee has the largest overall inventory of dedicated short-term rental homes, spanning a wide range of price points and community styles — from Storey Lake's modern townhomes and lazy river to Solara Resort's larger high-end homes. It's a strong starting point if you want more property options at more price points. See our Kissimmee DSCR loan guide.

Davenport: highest concentration of vacation homes

Davenport has an unusually high ratio of vacation rental homes to full-time residents, anchored by Solterra Resort, Windsor Island Resort, and Providence. If you want a market almost entirely built around the vacation rental economy, Davenport is worth a close look. See our Davenport DSCR loan guide.

ChampionsGate: amenity-driven demand

ChampionsGate's Oasis Club — with its restaurant, movie theater, and water park-style pool — is a major draw for renters, and The Retreat at ChampionsGate was specifically approved for short-term rental use. It tends to perform strongly for groups drawn to the resort-amenity experience over the golf/quiet side of the community. See our ChampionsGate DSCR loan guide.

Reunion Resort: larger homes, golf, and longer stays

Reunion skews toward larger homes (3-15+ bedrooms) with private pools and premium amenities including three signature golf courses, generally attracting bigger groups and higher nightly rates than the other three markets — at a correspondingly higher purchase price. See our Reunion Resort STR loan guide.

How to decide

Rather than picking a market first and a property second, it often works better to start with your budget and target monthly cash flow, then let us help you compare projected income and DSCR across a few candidate properties in different communities.
