As home prices climb in Orlando's premium neighborhoods, more buyers are running into the conforming loan limit — the threshold where a jumbo loan becomes necessary.
Conforming loan limits are set annually per county and represent the maximum loan amount Fannie Mae and Freddie Mac will purchase. Any loan amount above that limit is classified as jumbo. The exact number changes each year, so we confirm the current limit against your purchase price rather than assuming last year's figure still applies.
Jumbo loans are common in Orlando's higher-priced neighborhoods and lakefront communities — Windermere, Isleworth, Dr. Phillips, Lake Nona, and Winter Park among them — as well as for larger new-construction homes and luxury downtown condos.
Because jumbo loans aren't eligible for purchase by Fannie Mae or Freddie Mac, individual lenders set their own guidelines. These often include stronger credit score minimums, larger down payment requirements, and more reserve requirements than a conforming conventional loan — though rates remain competitive for well-qualified borrowers.
Jumbo financing isn't limited to primary residences — it's also available for second homes and investment properties, with terms that vary by occupancy type.
